5 Essential Tips for First-Time Homebuyers

Buying your first home is equal parts exciting and overwhelming. These five steps cover the decisions that matter most and the mistakes that cost first-time buyers the most money.
1. Get fully pre-approved, not just pre-qualified
Pre-qualification is an estimate. A full pre-approval means a lender has reviewed your income, assets, and credit. Sellers take those offers far more seriously, and you'll know your true budget before you fall in love with a house.
2. Budget beyond the mortgage payment
Property taxes, insurance, utilities, HOA dues, and maintenance all belong in your monthly number. A good rule of thumb is to reserve roughly one percent of the purchase price each year for upkeep.
3. Choose the neighborhood as carefully as the house
You can change almost everything about a home except where it sits. Commute, schools, walkability, and long-term resale demand should drive the shortlist before floor plans do.
4. Never skip the inspection
Even in a competitive market, an inspection is your protection. It gives you real information about the roof, mechanicals, and foundation — and leverage to renegotiate or walk away if something serious turns up.
5. Work with an agent who represents you
The listing agent works for the seller. A buyer's agent negotiates on your behalf, spots red flags, and manages deadlines so nothing slips. It's the simplest way to level the playing field on your first purchase.
